Our client is seeking a skilled Property Manager with hands-on residential property management experience to oversee their Dallas-Fort Worth rental portfolio. You will play a key role in managing tenants, vendors, leasing, maintenance, listings, and day-to-day property operations. Your work will directly impact occupancy, property condition, tenant satisfaction, and the efficient operation of their growing portfolio.

Key Responsibilities

  • Manage tenant communications, including inquiries, maintenance issues, lease questions, renewals, and rent follow-ups.
  • Own the leasing process from prospect response and pre-qualification through applicant screening, lease preparation, showings, move-ins, and move-outs.
  • Manage vendors by obtaining competitive quotes, negotiating repair pricing, scheduling work, and confirming completion.
  • Triage maintenance requests, determine urgency, coordinate vendors, and keep tenants informed through resolution.
  • Manage property listings and availability calendars across Airbnb, Furnished Finder, and Zillow, along with recurring operations such as utilities, lawn care, cleaning, and lockbox codes.
  • Maintain ClickUp tasks and property documentation daily, provide a concise end-of-day recap, and create or update SOPs as processes evolve.
  • Provide light executive support to the owner, including calendar management, travel booking, personal errands, and confidential phone calls with banks and service providers.

Must-Have Qualifications

  • 2+ years of residential property management experience with direct responsibility for managing properties.
  • Hands-on experience obtaining multiple vendor quotes and negotiating repair pricing.
  • Experience managing short-term, mid-term, or long-term rental properties.
  • Strong written and spoken English, with the ability to communicate professionally with tenants, guests, vendors, and service providers.
  • Experience with property management or operations software such as AppFolio, Buildium, Innago, Breezeway, or similar platforms.
  • Ability to quickly learn and work within tools including ClickUp, Quo, Innago, and Google Workspace.
  • Extremely high attention to detail, strong judgment, and the ability to independently solve problems within approved budgets.

Preferred Qualifications

  • Experience remotely managing residential renovation projects and coordinating contractors.
  • Experience across multiple rental models, including short-term, mid-term, and long-term rentals.
  • Spanish fluency.
  • Experience providing executive or administrative support in a remote environment.
  • Reliable computer, stable internet connection, and a backup connectivity plan.
  • Availability for scheduled camera-on video meetings and a daily team huddle.

Schedule: Monday–Friday, 9:00 AM–6:00 PM US Central Time, plus light weekend phone coverage. Weekend coverage generally involves being reachable by phone for occasional guest check-ins/outs or vendor activity and does not require sitting at a computer.
